When building a new garage from the ground up you should always have plans drawn up by a qualified architect. The architect can pull permits for you also. Or you can by pre-made plans and pull permits yourself.

Having plans is imperative because it allows contractors to bid apples to apples. Without plans you never really know what your contractor is planning on doing. Are you going to get a 3 inch thick floor or a 2 inch? 25 yr roofing or 40 yr? The plans are your road map and specs for the contractor. If the contractor doesn’t follow those specs he is liable to fix it.
